Explanatory notes

  • The multi-unit residential land market has reflected an overall minor increase.
  • Low maintenance lifestyle in beachside localities and affordable housing in non-coastal areas is resulting in increased market activity for development sites, notably in railway towns.
  • There have been limited transactions of commercial land throughout the Sunshine Coast Regional LGA, however sales have been reflecting moderate increases.
  • The industrial land market remains strong including in two new industrial estates released since the last revaluation, which experienced high demand, resulting in moderate increases in land values.
  • Rural land has increased significantly since the last revaluation underpinned by strong demand for well-located rural properties.
  • Properties in the other land use categories, including telecommunication sites and mining leases, are valued via prescribed methodologies.
