Lodging an objection: tips and reminders

Who can lodge an objection?

An online objection can be lodged by a landowner, a landowner's representative, body corporate or authorised agent.

A landowner's representative may be a family member, friend or advocate who lodges an objection on your behalf.

An authorised agent is someone authorised by the Valuer-General to lodge objections online on behalf of landowners; they usually charge a fee for service. Generally, authorised agents are specialist property consultants or advisors who lodge and manage objections on behalf of landowners.

If you are lodging objections online as the authorised agent, email Help.Objections@resources.qld.gov.au to contact the online objections help desk and we will supply you with an activation key to manage all your objections from a central point.

Letter of consent

If another person is lodging the objection on behalf of the landowner, a current letter of consent must be attached to the objection.

The letter must include:

  • a clear statement that the landowner intends to appoint another person to act on their behalf
  • the landowner's full name and, if applicable, position held (e.g. company or body corporate)
  • the agent/representative's name, position held and company name
  • the signature of the landowner.

The letter of consent must contain all of these items or the objection will not be properly made and a correction notice will be issued.

Landowners considering representation by an agent may also wish to review Practice Direction Number 5 of 2017 from the Land Court of Queensland – Representation by Agents (PDF, 121KB).

If landowners own multiple properties, they can provide one letter of consent covering all properties. The letter must list each of the property identification numbers or property addresses and their date of valuation and must be attached to each objection lodged online.

Browsers

The later versions of these web browsers are supported: Google Chrome, Microsoft Edge and Safari for iPad. Users with other web browsers or versions may encounter problems when using the online valuation objections system.

Valuation reference

This is the 11-digit identifier located at the top of page 2 or in the new valuation box of your valuation notice. If you don't have a valuation notice, contact one of our business centres for help.

Contact details

To change your email address, go to My Account and select Change Email Address.

Contact address

When supplying your contact address, if your locality doesn't appear in the locality list, contact the online objections help desk via email at Help.Objections@resources.qld.gov.au.

Password

To change your password, go to My Account and select Change Password.

Amending or withdrawing an objection

Once you have lodged your objection, the only information you can amend online is your contact details and the valuation amount you are seeking. You can also send additional attachments online after the objection has been lodged. You can also post or email additional information to your nearest business centre.

You can withdraw an objection lodged online any time before it has been decided. You can do this from the dashboard.

Attachments

You can attach up to 15 documents to your online objection. The maximum file size for a single attachment is 5MB. The maximum total file size for all attachments on an objection is 30MB.

After lodging your objection

You will receive a confirmation email with a copy of the objection details attached. See lodging an objection for information about the assessment and decision process.

Tracking objections

Only objections lodged online by you are listed in your dashboard; at present there is no facility to track objections by a former owner or to track objections lodged in hard copy. If you lodged your objection online and it is not displayed, it may be because it is older than 3 years or the property ownership changed after you lodged the objection.
