The Oxley PDA Development Scheme was approved by the Queensland Government and came into effect on 9 August 2019.

The proposed development scheme was publicly notified from 25 February to 5 April 2019. A submissions report assessing the submissions and any amendments to the proposed development scheme was prepared.

    Subject to weather, civil works are still on track for completion in late July 2023. Consequently house construction works are anticipated to commence in September/October 2023 noting that there are subject to land settlement occurring with buyers and new lot owners obtaining building approval through a private certifier.

    Thank you for your question.

    It is anticipated Stage 2 works (including external road upgrade) will be completed in July 2023 (weather permitting). 

    A select release of Stage 2 lots is expected to occur during the April – June 2023 quarter.  EDQ’s appointed sales agent Ray White Sherwood will inform interested buyers prior to release.

    Thank you for your interest in the Songbird development in Oxley.

    Preparations for the release of Stage 2 lots are currently being made. We anticipate the lots will be available for sale later this year.

    The Stage 2 subdivision proposes to create 48 future residential lots with design provisions under a Plan of Development, that seeks to deliver a high level of amenity within the development. The delivery of Stage 2 provides a diversity in lot type (lot sizes ranging from 287 m² to 865 m²) and product mix, over 60 per cent of Stage 2 is being allocated for public open recreation and reserve purposes.

    In some areas, this includes compact allotments (all on freehold titles) which typically adopt standard industry practice frontages of 10 m to 14 m wide, with lot areas between 280 m² to 370 m².  These freehold lots provide for a high quality, compact building design with an architectural streetscape.  It is envisioned that a two storey freestanding standalone or built to boundary terrace type product provides an ideal outcome for these lots.  

    All Stage 2 development will be subject to the built form requirements of the Plan of Development and will be required to comply with the Songbird Oxley Design Guidelines. The application of the Stage 2 Design Guidelines results in a well-designed built form, quality streetscapes and energy efficient homes across the Songbird estate.

    The Development Application for Stage 2 Songbird Oxley is progressing and the team anticipates assessment being completed in late 2021. Updates on the Stage 2 development application approval will be shared on this forum.

    The Stage 2 Development Application is currently being worked on and will likely be lodged within early-2021.

    A master plan detailing specific lot sizes, including frontages, is yet to be finalised. EDQ expect a master plan development application to be lodged in early 2020, with approval anticipated mid-2020. The development application will be made publicly available on lodgement.

    The Draft Development Scheme, which is currently out for public notification, is some way off being finalised / approved. The proposed master plan for the Oxley PDA is also some way off being finalised. Once the Development Scheme is finalised / approved and the master plan is finalised later in 2019, EDQ will be in a position to provide an indication of pricing for residential blocks.
