Rental bond refunds
When you move out of your rental home, your rental bond may be refunded if you lodge a Refund of Rental Bond form (Form 4 for general tenancies or Form R4 for rooming accommodation) with the Residential Tenancies Authority. Your landlord/agent must sign the form. Your landlord/agent may make a claim against the rental bond for any unpaid rent, cleaning, or property damage.
If you have a Bond Loan with us and still owe money on the loan when you move out of your rental home, any bond refund will be used to repay this debt. If you have fully repaid your loan by the time your tenancy ends, and your landlord/agent doesn’t make a claim, the full bond will be returned to you.
Forms are available from the Residential Tenancies Authority or by visiting an Australia Post Office in Queensland.
Bond Loan transfers
You can transfer a Bond Loan to another property if:
- both your current and future landlord/agent agree to do so
- no claim is made on the original bond
- all of the original tenants move into the new property with no additional tenants.
To transfer your Bond Loan, lodge a Transfer of Bond form (Form 3 for general tenancies or Form R3 for rooming accommodation) with the Residential Tenancies Authority.
Repaying Bond Loans
You can repay your Bond Loan by:
- EasyPay—if you receive a Centrelink income support payment (other than Family Tax Benefit A or Family Tax Benefit B), it’s a condition of your Bond Loan approval that you use EasyPay to make your repayments
- repayment card – pay at any Australia Post Office or agency
- BPay—use phone or internet banking by inputting the BPay Biller Code and Bond Loan account number (15 digit customer reference number) printed on your repayment card
- automatic payments—your bank can set up a transfer directly from your bank account to pay your Bond Loan
- cheque/money order—make cheque/money order payable to the Department of Housing and Public Works. Also include your name and Bond Loan account number in the envelope, and post to:

Trouble making repayment(s)
If you’re having trouble making your repayment(s), contact the Bond Loan Arrears Team on 1800 501 702.
Each person listed on the Bond Loan Agreement is responsible for ensuring the full Bond Loan amount is repaid.
Leaving your shared tenancy
If you leave a shared tenancy, you’re still responsible for the Bond Loan unless you remove yourself from the loan agreement. Everyone on the Bond Loan has to agree to this, as the remaining tenant(s) will be responsible for the balance of the debt.
To remove your name from a shared tenancy Bond Loan:
- all tenants must visit a Housing Service Centre to complete an Agreement of Release to change the Bond Loan Agreement
- lodge a Change of shared bond arrangement form (Form 6 for general tenancies or Form R6 for rooming accommodation) with the Residential Tenancies Authority. The form must be signed by all tenants and the landlord/agent
NOTE: If you lodge a Form 6 or R6 without first contacting us, the change will not be processed by the Residential Tenancies Authority.
Complaints about your landlord/agent
We will not enter into any dispute between you and your landlord/agent. To resolve disputes, contact the RTA’s Dispute Resolution Service on 1300 366 311.
